What To Expect When Your Home Is Inspected

The average home inspection takes approximately 3 to 5 hours to complete. This can vary depending on the size, age, number of systems and condition of the house.
  • The Pre-Inspection Agreement (Contract) must be signed, dated and returned prior to the start of the inspection.
  • The buyer, seller, tenants and any real estate agents involved may be present at the inspection; however, their presence is not required. It is recommended that they arrive at the close of the inspection to discuss the findings with the inspector prior to the documented report.
Please make sure access to the crawlspace, attic and any mechanical items are clear from storage and debris to be able to be inspected. If areas are inaccessible, the inspector will not be able to view or inspect them; possibly compromising the sale of the house.

The Inspector will:

  • Check the basement and/or crawlspace for structure and foundation deficiencies, accessibility and signs of seepage.
  • Inspect exterior wall surfaces, fascia, soffit, skylight, porches and decks.
  • Inspect sidewalks, driveway and patios.
  • Inspect general grading of the yard for possible drainage problems.
  • Inspect and operate the exterior spigots.
  • Walk on the roof when deemed safe by the inspector. If not deemed safe, the roof will be observed from the ground with binoculars.
  • Note the type of roofing, along with the approximate age and condition of the roof.
  • Check flashing and gutters.
  • Inspect the garage including its windows and doors.
  • Access the attic when possible to check the insulation, ventilation, roof structure, type of framing and check for any leaks.
  • ​​Inspect plumbing pipes for leakage and proper installation; waste pipes and venting will also be observed.
​Operate the dishwasher, stove, oven, range hood and garbage disposal if present.
  • Inspect the electrical system including the entrance cable to the house.
  • Remove the main electrical panel and all sub-panel covers to further inspect the boxes for proper wiring size, and/or any electrical safety hazards.
  • Test all accessible lights, switches, and outlets. Presence of smoke and carbon monoxide detectors.
  • Inspect the HVAC system(s) for type, fuel supply, make, model, age capacity and ductwork.
  • Operate the HVAC system(s), if weather permitting. It is recommended that the air conditioning system not be operated when the outside temperature is 65 degrees or below as it may cause damage to the equipment.
  • Inspect floors, walls, ceilings and stairs (if applicable).
  • Inspect fireplaces, if applicable.
  • Operate and inspect all accessible windows and doors

The Inspector will not:

  • Move storage items, furniture or pull back carpet/throw rugs for any reason including gaining access to electrical panel(s), crawlspace(s), attic(s), furnace(s), etc.
  • Comment on the cosmetic, price of the home or anything not relating to the inspection.
  • Turn on the main water supply, gas supply or electrical breakers if any of these items are off during the inspection.
  • Alter any mechanical system from the way it was set upon arrival of the house.
At the request of the client, the inspector may also inspect:
  • Presence of Termites
